Get cash today and protect part of your equity for tomorrow.
Available only through Wymac Capital.
Reverse Equity Advantage by Wymac builds on the private (proprietary) reverse mortgages described on our Jumbo / Proprietary Reverse page and adds an equity-reserve option. Most people think a reverse mortgage means giving up their home equity for good. With this option, when you close you choose to set aside, or “preserve,” a percentage of your home’s value: 10%, 15%, 20%, and so on up to 40%. When the loan ends, that preserved share is protected for you or your heirs, whatever has happened to the loan balance.
How it works
- Get a lump sum of cash at closing.
- Choose to preserve 10%–40% of your home’s value. You make this choice once, at closing, and it can’t be changed later.
- Fixed interest rate. The fixed-rate option pays out as a single lump sum.
- No monthly mortgage payment is required. You still pay property taxes, homeowners insurance and maintenance.
- No upfront FHA mortgage insurance premium. This is not an FHA loan.
- Non-recourse: neither you nor your heirs will ever owe more than the home is worth.
- Available in California for homeowners 55 and up, with home values from $450,000.
- Reverse Equity Advantage is Wymac Capital’s own program, exclusive to Wymac Capital. It is offered through one of our private (non-FHA) lending partners and paired with our planning and guidance.
Reverse Equity Advantage is a proprietary, private reverse mortgage program. It is not an FHA-insured HECM and is not endorsed by HUD, FHA or any government agency. Subject to lender approval, eligibility and program terms.
Example
Say your home is worth $2,500,000 and you preserve 20% ($500,000). The loan is sized as if the home were worth $2,000,000.
- If the home rises to $2,800,000 and the loan balance is $1,600,000, the payoff is the lower of the balance or 80% of the value ($2,240,000). Your heirs pay off $1.6M and keep about $1.2M, less selling costs.
- If the home falls to $1,900,000 with the same $1.6M balance, your heirs repay no more than 80% of the value ($1,520,000) and keep $380,000.
Hypothetical example for illustration only. Actual loan amounts, rates, costs and balances will differ.
