A Step-by-Step Video Guide From Application to Closing Day
Knowing what happens at each stage of your home loan makes the entire experience smoother and faster. Unlike online call-center lenders that rely on automated checkboxes, our team personally reviews your documents up front so we can move your loan from initial review to the closing table, typically in two to three weeks.
Step 1: Initial Document Review (1:06)
Our team personally reviews your core income and asset documents (such as pay stubs, W-2s, tax returns, and bank statements) up front rather than relying on automated lender software. Reviewing everything ourselves at the start lets us verify your numbers accurately, catch potential questions early, and match you with the best rate and loan program without surprises in underwriting. To keep your approval on track, avoid quitting or changing jobs, opening new credit accounts, or making major purchases while your loan is in process.
Step 2: Property Appraisal (0:55)
When an appraisal is required, a licensed real estate appraiser inspects the property and compares recent neighborhood sales to confirm the home’s market value, and we send you a copy of the completed report for your records.
California Homeowner Tip: Before the appraiser arrives, make sure your water heater is double-strapped and that working smoke detectors and carbon monoxide (CO) detectors are installed on every level of the home. In California, missing straps or CO detectors will trigger a mandatory re-inspection and an extra trip fee before the loan can close.
Step 3: Underwriting (1:00)
The underwriter reviews your complete file to verify that every detail meets the loan program’s guidelines. Because we review your documents thoroughly before submitting your file, underwriting goes much more smoothly. It is still normal for an underwriter to ask for a quick follow-up item or clarification, and responding promptly helps keep your closing right on schedule.
Step 4: Clear to Close (0:40)
Once all underwriting conditions are satisfied, your loan receives its final “Clear to Close.” We coordinate your signing date (including arranging a mobile notary to meet you at home or at your financial professional’s office) and guide you across the finish line.
Key Milestones From Application to Closing
- Live Application & Initial Disclosures: Your loan officer completes your application with you live by phone or video (or in our Moraga office by appointment). You’ll receive a secure link to e-sign your initial disclosures, including an itemized Loan Estimate outlining your projected rate, payment, and closing costs.
- Hands-On Upfront Document Review: We personally review your pay stubs, W-2s, tax returns, and asset statements before your file goes to the lender so we can structure your loan properly from day one.
- Appraisal (or Appraisal Waiver): A licensed appraiser inspects the property to determine market value. If your loan qualifies for an automated Property Inspection / Appraisal Waiver from the lender, no physical appraisal is needed.
- Underwriting & Conditional Approval: Once the underwriter issues initial approval, we help you clear any remaining documentation requests quickly.
- Closing Disclosure & Verbal Verification of Employment: At least three business days prior to signing, you will receive your Closing Disclosure showing the final itemized figures for your transaction, and the lender will complete a brief verbal verification with your employer.
- Final Closing & Post-Closing Rate Monitoring: We schedule a convenient signing with a mobile notary. After your loan closes, our patented RateAnalyzer system monitors your mortgage and alerts you whenever a lower-rate refinance is available on a no-points, no-fees basis. 5 Common Home Buying & Mortgage Myths, Busted
- “I need a 20% down payment to buy a home.” That goes back to the days when lenders offered far fewer options. Today, qualified buyers can purchase with as little as 3% down on conventional loans, 3.5% down on FHA loans, or 0% down on VA loans. We also offer 80-10-10 piggyback seconds to avoid monthly PMI with 10% down and CalHFA down payment assistance programs.
- “I’ll have to fight through a 16-page online form and figure out the paperwork alone.” At Wymac Capital, a licensed loan officer walks through your application with you live and tells you the exact documents needed for your specific income and property type.
- “Getting a mortgage takes 60 days.” Big retail banks often take two months, but because we review every file thoroughly up front, our goal is to have every transaction ready to close in under 30 days, and most of our loans are ready to close in 2 to 3 weeks.
- “My bank is the best place to get a mortgage.” A retail bank can only offer its own limited shelf of products at its own retail margins. As an independent mortgage broker, we shop across a broad network of wholesale lenders to find competitive pricing and guidelines that fit you.
- “Paying points to buy down my rate is the best way to save money.” In most market cycles, homeowners move or refinance before reaching the multi-year break-even point on upfront points. Taking a competitive market or no-points/no-fees rate, paired with our patented RateAnalyzer tracking, almost always keeps more money in your pocket.
