Mortgage Broker

Why Work with a Mortgage Broker?

If you’re in the market for a new home or looking to refinance your existing mortgage, you may be wondering if it’s better to work with a bank or a mortgage broker. While both options have their pros and cons, we believe that working with a mortgage broker like Wymac Capital, Inc. is the better choice for several reasons.

  • Access to More Lenders and Loan Options

When you work with a bank, you’re limited to the loan options they offer. However, when you work with a mortgage broker, you have access to a wider range of lenders and loan products. At Wymac Capital, we have access to a broad network of wholesale lenders, giving us the ability to find you the competitive rates and options from many lenders that fit your specific needs. Over the years, we have successfully closed loans with more than 200 different lenders.

  • Expertise and Guidance

Navigating the mortgage process can be overwhelming, especially if you’re a first-time homebuyer. Working with a mortgage broker can provide you with the expertise and guidance you need to make informed decisions. At Wymac Capital, our team has decades of experience handling residential real estate financing. We can help you understand the different loan options available to you and guide you through the application process from start to finish.

  • Faster Service (Most Loans Ready in 2 to 3 Weeks)

When you work with a bank, you’re at the mercy of their timeline. At Wymac Capital, our goal is to have every single transaction ready to close in less than 30 days, and most of our loans are ready to close in 2 to 3 weeks. We don’t like wasting your time, and we do everything we can to ensure a smooth, predictable closing.

  • Competitive Rates and Fees

One of the biggest advantages of working with a mortgage broker is the potential for lower rates and fees. Because we work with a variety of lenders, we can shop around to find you the competitive rates and terms from many lenders. Additionally, we are an independent mortgage brokerage, which means we don’t have the overhead costs associated with larger banks. This allows us to offer more competitive rates and fees to our clients.

  • Personalized Service

At Wymac Capital, we pride ourselves on providing personalized service to each and every one of our clients. When you work with us, you’re not just another number. We take the time to understand your unique needs and goals and work with you to find the best mortgage solution for your specific situation.

High-Tech Tools + Hands-On Personal Review

Have you ever noticed that getting a home loan at a big bank or an online call center is much harder than it needs to be? Some online “rocket-style” lenders try to completely replace experienced people with automated software checkboxes, while big-box banks bury borrowers in slow bureaucracy and unclear document requests.

At Wymac Capital, we pride ourselves on making order out of chaos. We combine our patented mortgage technology (Cypher and RateAnalyzer, licensed from Sourcetec, Inc.) with thorough, hands-on human review. Rather than trusting a lender’s automated system to interpret your income or assets properly, our experienced team personally reviews every pay stub, tax return, and bank statement up front. That combination of smart technology and careful personal review is why our loans close smoothly and on time.

Why one lender’s “no” isn’t the final answer

  • Lender overlays. Many lenders add their own extra rules on top of Fannie Mae, Freddie Mac, FHA or VA guidelines. If one lender’s overlay blocks your loan, we can take it to a lender that simply follows the guidelines.
  • Underwriters disagree. Two underwriters can look at the same tax returns and calculate your income differently, especially if you’re self-employed. We know which lenders handle your kind of income well.
  • They may not offer what you need. A bank won’t tell you about a product it doesn’t carry. With access to many lenders, including non-QM lenders, ITIN loans and commercial loans, we can find the program that fits you.
  • A bad appraisal doesn’t have to kill your deal. Lenders order appraisals through appraisal management companies (AMCs), and you’re stuck with the appraiser they assign. On a conventional or jumbo loan, we can move your file to another lender and get a new appraisal. FHA and VA appraisals stay with the property for 180 days, so this option doesn’t apply to those loans.

A real example

A client wanted a jumbo reverse mortgage. Our first appraisal supported the deal, but the lender’s required second appraisal came in much lower and the loan no longer worked. We moved it to a different reverse lender with its own jumbo programs. Their second appraisal came in at a value that worked, and the client got their loan. A borrower with only one lender would have walked away with nothing.

“I consider that a turn down”

When Russell started in the business in the early ’90s, he visited bank loan officers and asked them to send him their turn downs. They usually said, “We don’t turn anyone down.” He’d ask, “What if someone wants a land loan?” They’d say they didn’t offer those. He’d answer, “I do, and I consider that a turn down.” That’s still how we work today.

Expanded Loan Programs Beyond What Big Banks Offer

Because we work with dozens of wholesale lending sources, we can arrange specialized financing that a traditional retail bank often cannot offer:

  • 80-10-10 Piggyback Seconds to Avoid PMI: Purchase or refinance with 10% down using an 80% first mortgage and a 10% piggyback second mortgage so you can avoid monthly private mortgage insurance (PMI).
  • Bank-Statement Loans (Non-QM) for Self-Employed Borrowers: Qualify using 12 to 24 months of actual personal or business bank-statement cash flow instead of tax returns that have been reduced by legitimate business deductions.
  • DSCR & No-Income-Qualifier Loans for Investment Properties: Qualify rental and business-purpose real estate based on property cash flow (Debt Service Coverage Ratio) or equity without personal tax returns or W-2s. (Federal consumer protection laws require documented income qualification on owner-occupied primary residences, where we offer flexible bank-statement and asset-depletion options instead.)
  • ITIN Home Loans: Dedicated purchase and refinance programs for borrowers qualifying with an Individual Taxpayer Identification Number (ITIN).
  • CalHFA Down Payment & Closing Cost Assistance: California Housing Finance Agency programs that pair a conventional or FHA first mortgage with a deferred-payment MyHome Assistance second mortgage (or the CalHFA School Program for teachers and public school employees) and optional zero-interest ZIP closing-cost assistance, with payments on the subordinate loans deferred until you sell, refinance, or pay off the first mortgage. On eligible purchases, seller credits can further reduce out-of-pocket cash to close.
  • FHA 203(k) Purchase & Renovation Loans: Buy or refinance a home that needs updates and roll the renovation costs into a single mortgage with one closing.
  • FHA 203(h) Disaster-Recovery Loans: 100% financing (zero down payment required) for eligible homeowners and buyers rebuilding or purchasing a primary residence following a presidentially declared disaster.
  • Apartment, Commercial & SBA Real Estate Loans: Financing for multifamily apartment buildings (5+ units), mixed-use properties, commercial buildings, and owner-occupied business real estate (including SBA loans).
  • Reverse Mortgages (FHA HECM, 55+ Jumbo & Reverse Equity Advantage): Government-insured HECM reverse mortgages (age 62+), private proprietary jumbo reverse mortgages up to $4,000,000 (age 55+), and our exclusive Reverse Equity Advantage program, including low-fee or zero-origination-fee options when available. Why Paying Points or High Closing Costs Is Usually a Mistake (and How RateAnalyzer Protects You)

When borrowers shop with big national lenders, we frequently see loan quotes padded with $15,000 or more in discount points and closing costs in exchange for a slightly lower advertised interest rate. Lenders push rate buydowns because they have run the numbers: in the vast majority of market cycles over the past 30+ years, borrowers move or refinance before they ever hold the loan long enough to recoup those upfront fees.

At Wymac Capital, our philosophy is simple: it is usually smarter to take a competitive market rate (or a no-points, no-fees loan where the lender credits your closing costs) and let our patented RateAnalyzer technology watch the market for you after closing.

Once your loan closes with us, RateAnalyzer continuously monitors your interest rate against current wholesale pricing across our lender network. Whenever rates drop enough that you can step into a lower rate or better term (often on a no-points, no-fees basis where the new lender pays all of the closing costs), we alert you immediately. Even if your current mortgage was closed elsewhere, you can enroll your loan for free monitoring on our Track My Rate with RateAnalyzer page.
