  • INFLATION Numbers Just Changed But Is It Accurate?

The Fed's favorite inflation measure came in cooler than expected. ๐Ÿ“‰

But there's an important detail buried underneath today's PCE report: the methodology used to calculate several components changed, including portfolio management, legal services and computer software.

    Historical numbers were revised too.

That doesn't make today's report meaningless. Cooler inflation is good news. But when the measurement changes, you need to know that before comparing today's numbers with what was previously reported.

And core PCE is still running well above the Fed's 2% target.

  • Consumer Confidence Just Took a HUGE Hit ๐Ÿšจ

Consumer confidence just fell to its lowest level since 2014 while job openings dropped to 7.08 million.

Layoffs arenโ€™t exploding. But employers arenโ€™t hiring aggressively, workers arenโ€™t quitting, and consumers are getting nervous.

That combination matters for housing, spending, and the economy.

  • JOLTS Report – 7.1 MILLION Jobs Available But Who Is Actually HIRING Now?

The new JOLTS report says there are still 7.1 MILLION job openings in America.

But businesses only hired about 5.2 million people.

And job openings fell by 256,000 in just one month.

The headline says millions of jobs are available. The actual hiring numbers tell a much more complicated story.

And this is just the beginning of a HUGE week for employment data. ๐Ÿ‘€

  • News that will move MORTGAGE RATES this week

๐Ÿšจ BIG WEEK FOR MORTGAGE RATES ๐Ÿšจ

If youโ€™re watching mortgage rates, buckle up. ๐ŸŽข

This week is PACKED with economic data:

    ๐Ÿ  Case-Shiller & FHFA Home Prices

    ๐Ÿ’ผ JOLTS Job Openings

    ๐Ÿ”ฅ PCE Inflation

    ๐Ÿ“Š ADP Employment

    ๐Ÿ‡บ๐Ÿ‡ธ GDP

    ๐Ÿ“‰ Jobless Claims

    ๐Ÿ’ผ BLS Jobs Report

And mortgage rates are already around 7.5%.

Hot inflation, strong jobs or stronger growth could put even more pressure on rates. ๐Ÿ“ˆ

Cooler data could finally give the bond market some breathing room. ๐Ÿ“‰

Either way, this is NOT a quiet week.

Iโ€™ll be breaking down the numbers as they hit.

  • Why nobody is selling their house right now ๐Ÿ ๐Ÿ˜ณ #housingmarket #mortgagerates

Think 7.5% mortgage rates automatically mean home prices have to crash? ๐Ÿ ๐Ÿ“‰

Fed Governor Michael Barr just highlighted something a lot of people overlook:

About HALF of outstanding mortgages are still at 4% or below, and nearly 80% are below 6%.

So what happens when moving means giving up that mortgage for something around 7.5%?

    People DON'T MOVE.

High rates hurt demand, but they can also crush SUPPLY.

And in housing markets where inventory is already tight, that matters.

Housing affordability is a huge problem. But high mortgage rates alone do NOT guarantee falling home prices.

  • Mortgage Rates JUST Hit 7.50% ๐Ÿ˜ณ

    Mortgage rates just hit 7.50%.

    Six days ago: 7.17%.

    Back in February: 5.99%.

That should tell you something important: rates can move FAST.

If youโ€™re buying a home, be very careful about spending thousands of dollars upfront just to buy down todayโ€™s rate.

If the payment works, buy the house. If the market gives you a better rate later, refinance.

Donโ€™t gamble thousands trying to predict the bond market.

  • Buying a Home? Do THIS Before You Start Shopping ๐Ÿก

    Buying a home in 2026? ๐Ÿก

What you do BEFORE you start house hunting can matter just as much as the house you choose.

    ๐Ÿšซ Donโ€™t finance a new car

๐Ÿšซ Donโ€™t switch jobs without talking to your lender

๐Ÿšซ Donโ€™t start moving large amounts of money around

๐Ÿšซ Donโ€™t apply for random new credit

๐Ÿšซ And please donโ€™t wait until you find the perfect house to get preapproved

The better move? Protect your income, credit, cash and financing options BEFORE you shop.

A 10-minute conversation early in the process can prevent a very expensive mistake later.

Thinking about buying? DM me before you start making financial moves.

  • Mortgage Rates Just Jumped to 7.49% ๐Ÿ˜ณ

Mortgage rates were around 7% last week.

Today, MortgageNewsDaily has the average 30-year fixed at 7.49%. ๐Ÿ˜ณ

Welcome back to the mortgage-rate roller coaster.

If you're buying a home, don't panic. But be very careful about spending thousands of dollars upfront just to buy a lower rate. Always calculate how long it takes to get that money back.

  • Mortgage Rates SKYROCKET to 7.45 Percent Now What?

Mortgage rates just hit 7.45% according to Mortgage News Daily. ๐Ÿ ๐Ÿ“ˆ

And now sellers are starting to feel it.

Nearly 1 in 5 homes for sale had a price cut last month.

Why? Buyers don't just buy a PRICE. They buy a PAYMENT.

When rates rise this quickly, purchasing power gets crushed and sellers eventually have to respond.

But buyers shouldn't automatically run away. A slower market can mean:

    ๐Ÿ  Less competition

    ๐Ÿ’ฐ More negotiating power

    ๐Ÿค Seller credits

    ๐Ÿ“‰ Better purchase prices

You may be able to refinance the mortgage later.

You can't go back and renegotiate what you paid for the house.

Look at the entire deal, not just the interest rate.

  • Mortgage broker email sign-offs that hit different ๐Ÿ˜‚ #homeowner #funny

Mortgage lenders donโ€™t always end emails with โ€œBest regards.โ€ ๐Ÿ˜‚

    Sometimes itโ€™s:

    ๐Ÿ  Stay employed.

    ๐Ÿš— Please donโ€™t buy a car.

๐Ÿ“„ Please send ALL the pages.

๐Ÿ’ณ Please, no new credit cards.

๐Ÿ“… And yes, Iโ€™m professionally stalking your closing date.

It may sound unhinged, but thereโ€™s a reason behind every one of these.

When youโ€™re getting a mortgage, seemingly small financial decisions can affect your approval, your rate, or even your ability to close.

Until you have the keys, please donโ€™t surprise your mortgage broker. ๐Ÿ˜‚
